Private Estate Management

Consistent oversight.
Clear accountability.

KDC operates as a central point of accountability for the physical operation of privately held residential properties: one informed party who knows the residence, directs the people who work on it and keeps the owner clearly informed.
01

Property Oversight

Scheduled walkthroughs and an informed eye on the residence, grounds and exterior elements between visits.

02

Preventative Stewardship

Attention to smaller conditions early, so they are addressed before they become larger repair concerns.

03

Maintenance Coordination

Intake, scheduling and follow-through on maintenance matters, from first notice to clear outcome.

04

Vendor & Trade Management

A considered roster of trades and specialists, directed and held to the standard of the property.

05

Property Access

Managed access procedures for approved vendors, with keys, codes and visits accounted for.

06

Seasonal Planning

Opening, closing and seasonal readiness planned in advance of weather and occupancy.

07

Owner Communication

Updates that keep owners informed without asking them to manage the details.

08

Active-Item Tracking

Every open matter has an owner, a status and a next step.

09

Property Documentation

Records of systems, vendors, work completed and the property's condition over time.

10

Capital Planning

Forward awareness of larger needs so they can be budgeted and scheduled rather than discovered.

What we notice matters.

Finish & Building Condition

Attention to visible deterioration, transitions, doors, windows, trim, cabinetry and recurring finish concerns.

Building System Coordination

Recognizing when plumbing, electrical, HVAC or another qualified specialty professional should become involved.

Work Quality

Following approved work through visible completion rather than considering a matter resolved simply because a vendor attended.

Future Capital Needs

Helping identify when recurring maintenance may justify planning a more permanent repair or improvement.

KDC estate oversight is not a substitute for licensed engineering, architectural, home-inspection or specialty-trade services where those professionals are required.

What Ownership Receives

Oversight should leave
a clear record.

The value of management is not only that work is coordinated. It is that ownership keeps full visibility into the property without having to personally manage every item.

The Estate Record

A property should not live
in someone's memory.

Over time, KDC develops an organized operating record for each residence under management, giving ownership a clearer picture of the property, the people who service it and the matters requiring attention.

The record is built during the baseline review and kept current through each walkthrough, vendor visit and completed matter, so continuity never depends on a single conversation.

The Monthly Estate Brief

Clear enough to understand
in a few minutes.

Active management clients receive a concise monthly summary: what was completed, what is underway, what awaits a decision and what is approaching. Nothing to decipher; only what ownership needs to know.

Scope

What management does not mean.

Clarity of scope is part of the standard. It allows each engagement to be structured properly, and each authorization to be made deliberately.

Management and coordination do not constitute unlimited physical labor.
Repair work, materials, specialty trades and major projects are separately authorized.
Emergency and after-hours attendance is subject to availability and separate arrangements.
Legal services, insurance placement, accounting and bookkeeping sit outside the standard scope unless separately agreed.
